Soft Wash vs. Pressure Wash: Which Is Right for Your Home?

One of the most common misconceptions homeowners have is that all exterior cleaning is the same — just blast it with water and it comes clean. The truth is more nuanced, and using the wrong method on the wrong surface can cause serious, expensive damage to your home.

What Is Pressure Washing?

Pressure washing uses high-pressure water — typically between 1,500 and 4,000 PSI (pounds per square inch) — to physically blast away dirt, grime, stains, and debris from hard surfaces. The mechanical force of the water does most of the cleaning work.

Best surfaces for pressure washing:

  • Concrete driveways and garage floors
  • Concrete sidewalks and walkways
  • Brick patios
  • Pool deck surrounds (concrete only)
  • Retaining walls (block or concrete)
  • Metal fences and railings

What Is Soft Washing?

Soft washing uses very low water pressure (typically under 500 PSI — similar to a garden hose) combined with professional-grade cleaning solutions to do the work that pressure can't safely do. The biodegradable surfactants, algaecides, and degreasers penetrate and kill the biological organisms (algae, mold, mildew, lichen, moss) at the root — instead of just blasting the surface off temporarily.

Best surfaces for soft washing:

  • Roof shingles (asphalt, tile, metal)
  • Vinyl and stucco siding
  • Wood siding and fences
  • Painted surfaces
  • Screened enclosures and lanais
  • Windows and glass
  • Solar panels
Key Difference: Pressure washing is about mechanical force. Soft washing is about chemistry. The right method depends entirely on the surface and the type of contamination — not on which looks more impressive.

Why You Should NEVER Pressure Wash These Surfaces

This is where we see the most DIY damage:

Roofs

High-pressure water on asphalt shingles strips away the protective granules that shield the shingles from UV damage and weather. A roof cleaned with a pressure washer can look fine immediately after — and then fail 3–5 years before it should because of granule loss. Some roofing manufacturers void warranties if the roof is pressure washed. Roofs should always be soft washed.

Vinyl Siding

High pressure can crack vinyl siding, force water behind the panels (causing mold and rot in the wall cavity), and damage caulking around windows and doors. Florida's older vinyl homes are especially vulnerable. Soft wash is the only safe approach for siding.

Stucco

Stucco is extremely common in South Florida and is one of the most pressure-sensitive exterior surfaces. Even moderate pressure can chip, crack, or erode stucco — leading to expensive repairs. Always soft wash stucco.

Painted Wood

Pressure washing painted wood surfaces strips paint, raises grain, and forces water into the wood — leading to rot, swelling, and peeling. Soft wash cleans gently without damaging the paint or the wood beneath.

Does Soft Washing Actually Work as Well?

This is the most common question we hear — and the honest answer is: on appropriate surfaces, soft washing works better and lasts longer than pressure washing.

Here's why: pressure washing physically removes what's on the surface, but it doesn't kill the biological organisms at their root. Algae and mold spores survive pressure washing and regrow quickly — sometimes within weeks. Soft wash solutions kill the organisms down to the root, which means results last significantly longer. On roofs, a properly soft-washed roof typically stays clean for 2–4 years.

What Does Pro Exterior Use?

We use both methods — always choosing the right one for the surface and the job:

  • Pressure washing: Driveways, concrete patios, sidewalks, retaining walls, pool decks
  • Soft washing: Roofs, house exterior (siding, stucco), screened enclosures, wood surfaces
  • Combination approach: Some jobs use both — for example, a driveway and house washing on the same visit uses pressure for the concrete and soft wash for the siding and fascia.

South Florida-Specific Considerations

South Florida's climate makes the choice between soft wash and pressure wash especially important:

  • High algae growth rate: Warm, humid conditions mean biological growth comes back fast after a pressure wash. Soft wash treatments last much longer.
  • Stucco homes everywhere: The vast majority of Martin, St. Lucie, and Palm Beach County homes have stucco exteriors — which means soft washing is almost always the right choice for house washing.
  • Tile roofs: Barrel and S-tile roofs are extremely common in South Florida. These must be soft washed — high pressure breaks the tiles and voids warranties.
  • Screened enclosures: Almost every South Florida home has a pool cage or lanai enclosure. These can only be cleaned with low-pressure soft washing.
